Project Description
Ascend Wellness Holdings (AWH), a vertically integrated multi-state cannabis operator focused on bettering lives through cannabis, is proposing a 3,500 square foot medical marijuana dispensary along Ohio River Boulevard in 17 Edgeworth Borough, PA. Facilities of this nature are becoming more and more common in Western Pennsylvania, and this is the second such project Wooster has participated in, with more on the horizon.
Project Scope
- Preparation of a Traffic Impact Study in accordance with Borough criteria.
- Provide coordination between the developer, Edgeworth Borough, and other project stakeholders throughout the design process.
- Participate in municipal meetings to review and discuss the traffic impacts associated with the project, which is a relatively new type of development for many municipalities in Western Pennsylvania.
- Aide the applicant in obtaining necessary ordinance relief (special exceptions, conditional use, etc.), as developments of this nature are generally not uses by right in most municipal ordinances. In fact, many local ordinances make no references to medical marijuana dispensaries. As such, Wooster aides in the development and/or substantiation of traffic and parking demand projections for this use.
